Rental Criteria and Fees
Rental Criteria:
- Applicant(s) must be 18 years or older
- Applicant(s) must make 3x the monthly rent combined gross income.
- Co-Signers must make 6x the monthly rent and be a resident of KY
- Applicant(s) must provide their 3 most recent paycheck stubs
- Applicant must provide Home Lease Mgmt permission to verify banking deposit information for cross reference
- Rental history in good standing of minimum 1 year must be verified no more than 2 late payments.
- Applicant(s) must provide information for credit and criminal background checks
- No felonies convictions of crimes for drug manufacturing, distribution or crimes against a person or property.
- Applicant(s) may not be listed on the sex offender registry
- No prior evictions
- Credit score of 650 or higher for each applicant.
- No outstanding balances with any other landlord
- Our properties gladly allow Assistance Animals as an accommodation for qualified tenants with disabilities. However, pursuant to KRS.383.085, knowingly providing false information or documents in an attempt to obtain an Assistance Animal in housing is a criminal violation punishable by a fine of up to $1000.00
- Tenant shall be responsible for, at its own expense, maintaining full and adequate insurance coverage on all personal property and contents in and on the Premises, and for all liability with respect to injuries or other accidents, which may occur on the Premises. It is agreed that Management is not responsible for damages to personal belongings of Tenant, or Tenant’s family, guests, licensees or other persons on the Premises with their consent, as a result of any such event.
Fees:
A $75 (per applicant) non-refundable application fee is due at the time of applying.
- An application deposit of $170.00 is due at the time of the applying. This application deposit will turn into a refundable security deposit once the applicant(s) moves in. The application deposit is refundable if the application is not accepted. If the applicant(s) cancels after approval the application deposit will be retained as liquidated damages.
- The lease must be signed within 3 business days after notification of approval and the balance of the security deposit paid in full.
- A non-refundable one time pet fee of $300.00 per pet is due at move in for homes allowing approved pets.
- A copy of a valid drivers license or state issued photo ID is required when scheduling an appt. to see the home.
